Full Building and Building Condition Appraisal Surveys

Our surveys are prepared following a detailed visual inspection of all accessible parts of a building. The report process provides essential advice to purchasers or leaseholders by focusing on the principal issues which would influence the interest and acquisition in a particular property.

Where required we can advise on detailed tests and inspections of building services, mechanical installations and other systems contained within buildings and can provide advice on additional consultants appointments as required.

Our reports are prepared to advise our clients of both the current physical condition of the building along with any future maintenance liabilities as required. A concise executive summary is also included, written using non-technical jargon highlighting the main issues and giving specific recommendations and conclusions. This summary is supplemented by the main detailed report, reference photographs and appendices as required.

Defect Analysis

At the core of a Building Surveyor’s competence is the ability to locate, analyse, monitor and recommend repairs in respect of defects and building failures. Within our Building Surveying team a number of years experience is available to investigate any defect issues our clients may have.

Our experience spans all categories of properties with many different building and construction types including timber, steel and concrete framed structures to the more common masonry cavity.

In addition our depth of building knowledge not only allows us to investigate more modern constructions but members of our team are experienced in undertaking inspections of more historic structures including those which have been Listed and / or sit within Conservation Areas or National Parks.

Stock Condition Surveys and Planned Maintenance Schedules

Existing building or property portfolios require effective and regular maintenance to be undertaken to ensure their value and integrity are maintained. Appropriate inspection and reporting to prepare cost effective maintenance programmes can be developed by the Building Surveying team which will seek to establish a fully structured approach to property repair which in turn achieves improved efficiency and greater financial certainty for our clients.

Within the team we have considerable experience in undertaking Stock Condition Surveys and drafting and implementing Planned Maintenance Schedules for our clients. We are able to advise on both large and small portfolios and can respond quickly to instructions received.

The initial brief will be discussed with our clients prior to any survey work being undertaken in order to confirm the information which is required including appropriate technology and means of data gathering which will allow us to draft appropriate schedules and advise on issues accordingly.

Following on-site inspections of each property an easily understandable and user-friendly report and schedule will be tailored to each client outlining corrective and routine maintenance and subsequent management plans.
