New Build Projects

Having extensive experience with new build properties in all market sectors, the Building Surveying team possess a thorough understanding of building technology enabling them to integrate successfully both historic and modern methods of construction. Our designs fully embrace the sensitivity of each scheme with solutions being proposed to achieve our clients’ expectations even on the most complex and difficult sites.

Good design is a necessity and a precise understanding of the client’s requirements is paramount. Our mix of design and surveying skills allow us to identify both practical and logistical issues and shape the project to ensure the scheme reflects not only the client’s current but also future needs.

Refurbishment and Conversion Projects

The refurbishment and conversion of existing buildings requires a particular expertise to facilitate the use of these assets in the most appropriate and accurate manor. Existing buildings always produce constraints due to existing fabric or the site itself. Attention to detail is exercised by the Building Surveying team on all projects, especially those with sensitive or contentious issues. Appropriate liaison with English Heritage, Local Authority Planning, Building Control and Conservation Departments along with other statutory or advisory bodies is part and parcel of the process and will form a major part of the initial appointment.

Project Management

The Project Management team provide a pro-active approach to development and construction and have formulated a specialism in managing large and / or complex schemes often with intricate phased programming from inception through to completion and subsequent occupation.
 
By acting as the single point of contact and taking a pro-active role we seek to ensure that objectives of function, quality, time and cost are achieved within agreed parameters. Stakeholder involvement is fully embraced to ensure the financial stability of projects and determination of specific requirements and objectives.

Typically the service would include management and co-ordination of the development process including site location, preparation of feasibility studies and guidance in relation to funding, procurement and development strategies. The role would also entail advising clients regarding the appointment of the professional team, tailored to their specific requirements.

Our knowledge of the latest project management and programming software allows both us and our clients to monitor progress and provide information to the design team and contractors at relevant intervals during the pre-construction and on-site build process.  Support through the construction phase and management of the completed scheme is key to a successful project. Further guidance is also available in respect of the property life-cycle.

Our aim as Project Managers is to provide a quality of service that is second to none often working in conjunction with our clients in-house facilities and development teams to cultivate, advise, manage and monitor a ‘master programme’ of proposed works.

Cost Management and Contract Administration

In addition to a design function, the Building Surveying team are able to undertake the preparation of detailed specifications, along with tender documentation sufficient for issuing a competitive tendering package.  

Following tender returns, submissions can be analysed and contractors proposed for appointment. Once on-site, chairing of site meetings and preparation of minutes along with review of contractor’s progress and workmanship, valuations and assessment of variations forms our key role. In hand with this certificates for payment will be issued, snagging undertaken and final accounts agreed on completion of the project.
